Our Residents Requirements

You have to meet our pre-qualification requirements before you can receive the details for the group in-person tour.

Pre-Qualification Requirements

* No pet(s) allowed.
* No smoking, including Weed Smoking or Vaping – evictable offense.
* No illegal drug use or dealing.
* No evictions in the last 7 years.
* No more than 1 bankruptcy in the last 7 years.
* No lawsuit filed against the previous landlord.
* Owes no more than $10,000 in past due account balances, collections, charge-offs, repo, or the total combined balance.
* Must be on the job for at least 1 year or in a similar profession.
* Must meet a minimum cleanliness standard.
* For market residents, your net income must be at least 3x the monthly rent.
* For voucher holders, your voucher must cover the asking rent.
* For voucher holders, you must show income to cover your part if you pay a portion.
* Your current home is not in a short sale or foreclosure.

Rental Application Approval Requirements

* Zillow’s application fee is $55 per person adult. All persons 18 or older must fill out an application.
* All persons to live in the apartment must be listed on the lease.
* Home visit to your current residents is a must before final approval.
* Proof of on-time rent payment in the past 12 months.
* Stove and Refrigerator supplied.
* Resident (tenant) pays ALL utilities, including electric, gas, heat, water, sewer, front and back yard maintenance, and snow removal.
* To move in, you need one month’s rent and 50% of the rent amount for a non-refundable Move-in fee.

Property Locations:

We offer properties with 1-6 bedrooms. Most of our properties are 4 to 6 bedroom homes in good neighborhoods in Chicago. We have limited availability of 3-bedroom homes, which are only in the mobility areas. Note: properties with 1-2 bedrooms are multifamily properties.
